Here are a selection projects that highlight selling challenges with homes and how we addressed these issues with carefully applied staging techniques.

This house was a beautiful home situated among other beautiful homes with nothing to distinguish it from all the others for sale. This house sat vacant for a year and a half until staged. The owners had tried to stage it themselves, unsuccessfully. Most of the existing furniture was discarded and more suitable furniture and accessories were installed. The outside grounds and structures read “maintenance needed”. The paint, surfaces, grounds and pool area were addressed creating more of a “resort” look with pool furniture and landscaping and ground cover. The result was the house immediately received an offer and it was sold within four months.

Challenges:
- A Beautiful home deserving of beautiful furnishings.
- Very large living space was a challenge as most available furnishings were not scaled properly.
- Too much space.
- Too much floor and window area created a cold and uninviting situation.
- The property had been empty for approximately two years and was looking "dowdy" and down on its heels.
- Maintence of the property was an issue.
Strengths:
- Beautifully soaring ceilings.
- Great vistas.
- High quality craftsmanship throughout.
- A beautiful lot.
- House was located on a cul-de-sac and had great privacy with no possibility of additional properties being built due to location to land set aside as a preserve.
Solutions:
- Properly scaled furnishings were obtained and installed.
- Lighting was addressed.
- Area rugs were used to warm the space.
- A new, warmer paint scheme was introduced.
- The landscaping and exterior finish of the house were addressed and "brightened up" leaving no maintence left for the future owners.
Results:
- An empty house that sat for almost two years received an offer almost immediately and the owners accepted the final of three offers in less than four months!
